Azusa, California — located at the gateway to the San
Gabriel Valley — is moving forward with a wave of infrastructure investment and
urban revitalization projects planned through 2026. Focused on mixed-use
redevelopment, industrial expansion, historic preservation, and public-space
improvements, these initiatives are reshaping how residents live, work, and
connect across the city.
Transformative Mixed-Use Redevelopment
One of the most significant projects underway is the Azusa
Greens Redevelopment, which will transform the former 88-acre golf course
into a vibrant mixed-use site. The plan includes 230 age-restricted (55+)
homes, with 15% designated as affordable, alongside six
industrial warehouse buildings totaling more than 350,000 square feet.
This redevelopment reinvests underutilized land while
expanding employment capacity and supporting long-term community needs through
a balanced mix of residential and industrial uses.
Industrial Growth and Rail-Connected Development
Azusa continues to attract modern industrial and
employment-focused development. A major example is the project at 4416 Azusa
Canyon Road, a 129,830-square-foot concrete industrial complex
designed for manufacturing, industrial, and office uses.
The facility’s direct rail spur connection to Union
Pacific Railroad enhances logistics efficiency and positions Azusa as a
competitive location for goods movement and industrial operations within
Southern California.
Additional momentum includes the redevelopment of the
former Criterion Catalyst facility, further expanding the city’s
light-industrial footprint.
Revitalizing Historic and Downtown Assets
Urban revitalization in Azusa also includes adaptive
reuse of historic assets. The 1940s Streamline Moderne Santa Fe Train Depot
is being restored and repurposed into a 2,000-square-foot community space
and café-style transit store, complemented by plaza upgrades that improve
walkability and activate the downtown area.
This project preserves Azusa’s architectural heritage
while creating a welcoming civic space that supports local engagement and foot
traffic.
Public Space and Neighborhood Improvements
Investment in quality-of-life infrastructure remains a
priority. In the Rosedale neighborhood, the city has delivered new public
amenities such as Rosedale Great Park, featuring walking paths, sports
fields, and recreational areas designed to serve families and residents of all
ages.
These enhancements strengthen neighborhood connectivity
while supporting health, recreation, and community interaction.
Why This Matters for Our Residents
Azusa’s current infrastructure and redevelopment
efforts provide:
- Productive reuse of large sites to support jobs and
economic activity
- Expanded industrial and manufacturing capacity with
rail access
- Preservation and activation of historic community
landmarks
- Improved parks, walkability, and public gathering
spaces
- A more resilient and diversified local economy
A City Reinvesting in Its Future
Through thoughtful redevelopment, industrial
investment, and community-focused infrastructure, Azusa is positioning itself
for long-term economic vitality. By balancing growth with revitalization and
public-space improvements, the city is creating an environment where
opportunity, history, and progress move forward together.
Living here means being part of a community actively
shaping what’s next.
